Magtech General Construction & Trading Pte Ltd replaced a corroded ball float valve on the domestic water tank at 9 Joo Koon Crescent, Singapore.

The existing valve had corroded to the point where it could no longer shut off. Instead of closing when the tank was full, it kept releasing water continuously, so the tank was constantly overflowing. It is one of the most common faults on any water tank, and one of the easiest to overlook.
A ball float valve controls how a tank fills. As the water rises, the float rises with it and closes the valve when the tank reaches its top water level. Once the valve body and seat corrode, it can no longer seal, and water keeps passing through it. Nothing appears wrong from the outside – the tank stays full and the overflow quietly carries the excess away – but water is running to waste around the clock.
We replaced the old valve with a new 80mm (3-inch) Norika ball float valve with a stainless steel float. While the affected compartment was drained for the work, it was also washed down, and a water sample test was carried out before it went back into domestic service.
The tank has two compartments, and only the affected one was taken out of service. The other compartment stayed in use throughout, so the building kept its domestic water supply while the work was carried out.
A tank that overflows constantly almost always points to the inlet. On inspection the ball float valve was heavily corroded and visibly passing water even with the compartment full.
Only the affected compartment was isolated and drained. The second compartment carried on supplying the building, which is exactly what a two-compartment tank is designed to allow.
The corroded valve was removed through the manhole and a new 80mm (3-inch) Norika ball float valve fitted in its place.
With the compartment already drained and a corroded fitting just removed from it, the compartment was washed down and a water sample test carried out before it returned to domestic use.
The compartment was refilled and the new valve checked to confirm it closes properly at the top water level, bringing the overflow to a stop.
A passing ball float valve is one of the quietest faults a water tank can have. The tank never runs dry, nothing stops working, and the overflow does exactly what it was designed to do – carry the excess away. The first sign is often an unexplained rise in the water bill, or water running from an overflow pipe that nobody had reason to look at.
The fix itself is routine, but how it is carried out matters. On a two-compartment tank there is no need to cut the building’s water supply: one side comes out of service while the other keeps running. And while a compartment is drained and open, it is the right moment to wash it and test the water before it goes back into domestic use, rather than simply swapping the valve and refilling.
