Magtech General Construction & Trading Pte Ltd replaced the make-up water tank at a factory at 2 Second Chin Bee Road, Singapore, together with the associated piping works.

The client asked us to replace the existing tank in full. When we looked at how the tank was actually being used, it was clear that the existing one was considerably larger than the factory needed. Rather than replace it like for like, we proposed a smaller tank sized to the site’s real demand.
The existing tank measured (2+2)m x 4m x 2m (H). The replacement measures (2+2)m x 2m x 2m (H) – the same length and height, with the width halved. The factory keeps the storage it actually uses and stops carrying the volume it never did.
Downsizing a tank brings a practical problem with it: the new tank still has to land on the reinforced concrete plinth that was built for the old one. We planned the replacement around that from the start, and the new tank was installed on the existing plinth complete with a skid base, so no new concrete work was needed.
Because this is a working factory, we installed a temporary bypass before the changeover so that water remained available while the old tank was dismantled and the new one built. The scope also covered new ball float valves and gate valves, alteration and reconnection of the pipework, internal cleaning and flushing of the new tank, and a water sample test at a SINGLAS accredited laboratory in line with PUB requirements.
Before pricing a replacement we looked at what the factory draws rather than simply matching the existing tank. The existing tank held considerably more than the process required, which is common on older installations where the storage was sized generously at the outset and never revisited.
We proposed a tank at half the footprint – same length, same height, half the width – matched to the factory’s actual usage. The client agreed, and the smaller tank was the one installed.
A smaller tank does not automatically sit on a foundation built for a larger one. We planned the new tank’s dimensions and skid base around the existing reinforced concrete plinth so it could be reused as it stood, avoiding concrete work and the delay that comes with it.
A temporary bypass was installed before the old tank came out, so the factory kept its water supply through the dismantling and rebuild rather than losing it for the duration of the works.
New ball float valves and gate valves were fitted and the pipework altered and reconnected. The new tank was cleaned and flushed internally, and a water sample was sent for testing at a SINGLAS accredited laboratory in line with PUB requirements before handover.
An oversized water tank is a quiet problem. It does not fail, it does not leak, and nothing on site draws attention to it – so it usually stays oversized for as long as the building stands. But water that sits in storage longer than it needs to is water turning over more slowly, and a tank holding far more than the process draws is carrying volume the site never asked for. It also costs more to clean, more to maintain, and puts more load on the structure underneath it than the job requires.
A full replacement is the one moment when that is worth revisiting. The useful question is not what size the existing tank is, but what the site actually uses – and those two answers are often some way apart, particularly on older installations where the storage was sized generously at the start and never looked at again.
The constraint is usually the foundation. A plinth built for a large tank does not automatically suit a smaller one, and if that is not planned for, right-sizing turns into concrete work. Designing the new tank and its skid base around the existing plinth is what keeps the saving a saving.
